I downloaded Halo 5 last night, played multiplayer, and my initial thought was 'wow, these textures look terrible.'
From some research, it looks like the download with 4k assets is supposed to be about 108gb (this is the estimated file size in the MS store as well). However, once starting the download, it shows 97gb and completes at that. I'm currently installing a second time and it's showing 97gb again.
Rise of the Tomb Raider is showing at 30gb rather than the 50gb stated in the MS store and other resources. I have the options to select visuals, 4k, frame rate, so it seems the patch has been installed. Textures look fine, but why am I missing 20gb from the download? I do not have DLC, so I wonder if that has something to do with it.
I've check the game info with RB, LB, start and select and they show xb1e=true. Not sure if this is a glitch or maybe they compressed the file sizes and the store is still showing the old file size.
I understand language can affect the file sizes. Can someone check their file size for these games in the US with English installed? Thanks.

Update: Apparently there was an update to Halo 5 that decreased the file size. Not sure what's going on with Tomb Raider though or why the MS Store still has Halo 5 listed as 110GB.

From some more research, it sounds like this has something to do with this new intelligent delivery system for digital downloads. It only downloads what you need from the game, not unneeded assets. So the 50gb version might be for the one S that has the option to download 4k assets available (i think so you can plug in an external to an One X and be ready to play with 4k assets right after upgrading). That might have both 1080p assets and 4k while the one x version automatically downloads only the 4k. Certain languages also take up more space. The 50GB might be the max size Tomb Raider can be, but with the new delivery system, it downloads what you actually need.
